Buying a New Home

Buying a brand new home is an important investment. You want to buy with confidence, enjoy the experience, and know that you have made the best decision for you and your family.

Typically, the process of buying a brand new home takes place over time and in several stages. To begin with, you want to take some time deciding on your priorities—what you want in a home, where you want to live, and how much you want to spend—and then explore what’s available.

Choosing a quality builder is key to making a wise investment.

Once you have narrowed your choices down to one community, a quality builder, and one home, you are ready to work out the details and sign a contract with your builder. Then it’s time to step back and let the builder do the work.

Before You Start Looking

Get off to a great start by doing some pre-planning before you go house hunting. Discuss with everyone in your household what they want in a new home and surroundings.

Make lists of important features, such as:
  • number of bedrooms,
  • home size,
  • distance to work, school, and other amenities,
  • mobility restrictions,
  • sustainability features,
  • and special design features.
Confirm in advance:
  • your down payment,
  • the monthly mortgage payment you are comfortable with,
  • and your purchasing budget.

Don't forget to leave wiggle room for upgrades!

Exploring Your Options

Now you are ready to see what’s available. Visit model homes, sales centres, and sales offices.

The key to successful home hunting is to take your time. Don’t rush. Take a thorough look at everything and ask questions—lots of them. The builder or salesperson should be ready and pleased to answer each question.

The Community/Development

Look for a community that meets your needs, that you can see yourself living in, that has HOA and local bylaws you agree with, and that has the landscaping plans and community facilities you need.

Don't forget to ask about long-term community plans, like roads and commercial expansion!

Model Homes and Plans

Look for quality features, thoughtful design, and layouts and sizes that meet your needs. Ask about design flexibility, lot availability, and upgraded versus standard fixtures.

The Builder

The builder is the most important factor in buying a new home. Look for a builder that is reputable, trustworthy, and professional. Reviews and professional memberships can help you find the right builder.

Once You Have Found Your New Home

When you have found the home you want, and you are confident that you are dealing with the right builder, it is time to purchase. From here on, you will be working in close contact with your builder to see your new home brought to life.

Charity

CaraCo has generously supported the Kingston Area Minor Hockey Association, the Kingston YMCA Penguins Aquatic Club, baseball teams, the local United Way, Kidney Foundation, Heart & Stroke Foundation, Hospice Kingston, the K-Rock Building Fund, Kingston Military Family Resource Centre and Sunshine Foundation. In the past, we have also supported the Grand Theatre, University Hospitals Kingston Foundation, and Lions Civic Gardens.

CaraCo Home Field

We are very proud to have sponsored the CaraCo Home Field, in the City's west end. This new track and field facility provides a high quality venue for school track and field meets and offers an extended season for field sports due to the artificial turf surfacing.
